Great hotel, owned by the booking platforms

A boutique seafront hotel in Limassol – beautiful rooms, loyal returning guests and genuinely good reviews. The problem wasn't the product. It was that almost every reservation arrived through Booking.com and Expedia, each one taking 15–18% commission. The hotel had built a lovely business on land it didn't own.

Travellers who did find the website met a slow, English-only page that didn't load properly on a phone – so they bounced back to the OTA they came from. The hotel had no real direct relationship with its guests and no way to reach the international travellers planning a Cyprus trip months in advance.

The starting point in detail:

  • Outdated website, English-only, over 5 seconds to load on mobile – international guests dropped off before booking
  • Around 86% of bookings came through OTAs at 15–18% commission – very little came direct

Own the demand, not just the rooms

The hotel didn't need more bookings at any cost – it needed a bigger share of its bookings to come direct, where there's no commission and the guest relationship is its own. Every reservation shifted away from an OTA is pure margin back into the business.

Our diagnosis: a superb property with a weak digital storefront and total platform dependency. With an average stay worth several hundred euros, shaving 15–18% off even a third of bookings pays for the whole programme many times over.

Building visibility
SEO for the core terms: "boutique hotel Limassol", "seafront hotel Limassol" and related room and offer pages. First Meta prospecting campaigns to travellers in the UK and DACH researching a Cyprus break, with the seafront and the rooms as the hero. The first wave of fresh reviews starts to land.

Content & conversion
Limassol area guides published – "things to do in Limassol", "best time to visit Cyprus" – to win the early research phase. Package landing pages for couples and longer stays. CRO on the booking flow cut the steps to reserve and made the best-rate guarantee impossible to miss, lifting the booking completion rate. GEO/LLMO setup kicked off.

Optimise & scale
Winning Meta audiences scaled, weak ones paused; retargeting added for visitors who viewed rooms but didn't book. The review programme pushes the Google rating to 4.5. Direct bookings begin to overtake several OTA channels for the first time.

Capturing the season
Spring and early-summer campaigns launched while demand is still being planned. The hotel starts appearing in AI trip-planning answers for "best boutique hotel in Limassol". Email list built from a "Limassol travel guide" download for direct remarketing to past enquirers.

Harvesting the results
Direct bookings up 180% on the starting point, with the OTA share of the mix down sharply – cutting commission paid by roughly a third. Google rating at 4.8. The hotel heads into peak summer in control of its own demand, with its own audience to remarket to.
